6. SPECIAL TERMS

  1. Water Usage Variance: Landlord absorbs normal residential water usage variations. If tenant usage is excessive (>50% above average), landlord may issue notice of violation and review tenancy.

  2. Essential Service Failure: If any utility fails, Tenant must notify landlord within 24 hours. Landlord will contact provider and arrange repair. Tenant not entitled to rent reduction for normal contractor delays (24-48 hours). Extended outages (>7 days) may qualify for rent reduction per Victorian Tenancies Act.

  3. Meter Access: Tenant grants landlord access to all meters (water, electricity, gas) for reading and maintenance with 24-hour notice. Emergency access does not require notice.

  4. Equipment: WiFi router and modem provided by landlord. Must be returned at end of tenancy in good condition. Replacement of damaged equipment may be charged to bond.
